The City of Inver Grove Heights is conducting a small area study for the land bounded by Highway 55 on the south, Argenta Trail on the east, 70th Street on the north, and the Eagan border to the west. This area has partially developed over the last decade and seen significant changes with improvements to Argenta Trail and Highway 55. The area is also part of the northwest area of Inver Grove Heights that has seen gradual growth and development since the beginning of the 2000s and extensive land use and infrastructure planning over the last two decades. 

The elements of this small area study include evaluating options for land use and development patterns for the remaining parcels of land that have yet to develop, park/trail/open space patterns, storm water management, and the challenge of how to manage access given limited access highways and a recently developed residential neighborhood.
